Commercial Loan Processor & Closer – Remote

 

The Commercial Loan Processor & Closer III is responsible for analyzing business and loan structures to

determine appropriate due diligence required based on risk and policy and regulatory guidelines and ensuring

loans are documented and funded in accordance with the credit approval and/or purchase contract. To

provide an excellent member experience both internally and externally while ensuring all compliance

requirements are met.

Overall Accountability:

• Analyzes and interprets the loan approval to determine borrower, collateral, guarantor and loan structure

requirements

• Ability to analyze business and loan structure to identify, request and review critical interpretation of all 3rd

party documents needed to grant the “clear to close Includes coordinating efforts with outside counsel to prepare commercial loan documentation and/or creating loan documentation internally through LaserPro

• Independently receives and reviews vendor documents to ensure within policy and regulation guidelines

• Mitigates risk by clearing liens and credit approval conditions for a complex line of loan products

• Receives, reviews and analyzes draft and final credit approval/loan presentation from underwriter or portfolio manager and determines due diligence requirements

• Demonstrates and appropriately applies a strong, working knowledge of diverse commercial loan documentation, legal & regulatory requirements, policies and procedures, and applies that knowledge

• Communications proactively with sales, credit, external partners and 3rd party vendors while ensuring the credit union meets the closing date and time expectations of the borrower

• Control point to confirm evidence of sufficient lending authority obtained on the credit approval

• Manages workload by monitoring newly received loans as well as tracking work InProgress ,including change in terms

• Works directly with the Borrower to complete necessary forms, in accordance with an guidelines, and provide support throughout the loan application process

• Responsible for creating lease subordinations and other pre-closing documentation

• Orders and interprets third party reports, including but not limited to, preliminary title report, flood

certifications, Certificate of Good Standing, UCC searches, site visits, insurance, lien / judgment, Tax

Transcripts, and any other required reports

• Promptly and accurately determines when all underwriting approval conditions for the loan closing have been satisfied. Takes appropriate remedial actions to resolve deficiencies and escalates questions/disputes to appropriate level when necessary

• Determines closing date expectations and advises sales and credit of obstacles that may impede meeting member’s expectations

• Coordinates efforts to establish the closing date and time with all parties concerned including internal and external attorneys (as applicable), title companies, external customer and relationship manager or financial center manager

• Coordinates efforts to engage and finalize preparation of loan documents by internal and external counsel and/or creates internal loan documents in a timely manner

• Reviews loan documents and identifies/resolves shortfalls to insure alignment with the deal structure and credit approval R2/2023

• Understands all business entity structures and obtains/reviews entity documents to determine authorized parties that can bind the entity to the loan transaction

• Proactively contacts borrowers directly to obtain required documentation and when facilitating closing date/times, when applicable

• Collaboratively works with and shares knowledge with internal partners and departments

• Understands, determines and obtains appropriate approval for compliance requirements, such as

Commercial Customer Identification Program (CIP), BSA, ECOA, OFAC, etc.

• Understands and makes determination of appropriate loan coding needed for portfolio and regulatory reporting purposes, such as loan purpose, collateral type, etc.

• Obtains and understands all funding information and creates and/or reviews the settlement statement providing direction for the disbursement of loan proceeds

• For internally prepared loans, makes the final determination that all due diligence has been completed, final credit approval has been received, all policies and regulations have been met. Upon this determination, notifies sales, credit, title company, etc. of due diligence complete status and prepares loan documents for the loan closing.

• Analyze and interpret the credit approval document and supplemental vendor information to determine borrower, collateral and guarantor requirements to produce all required loan documents in compliance with the credit request as well as all legal requirements, policies, procedures and state and federal laws.

• For attorney prepared loans, makes the final determination that all due diligence has been complete, final credit approval has been received, all closing conditions, policies and regulations have been met. Upon this determination, notifies sales, credit, title company, outside counsel, etc. of authorization to close the transaction

• Provides guidance and support to business partners in order to meet the needs of members

• Able to coach internal business partners in commercial lending loan closing process

• Ensures all individual and departmental goals and service level agreements (SLAs) are met

• Stays current with and applies credit policy and procedures to all transactions to mitigate risk to the Credit Union

• Provides loan processing checklists to prospective borrower and loan officer

• Ensure commercial loan files contain documents with proper approval, signatures, dates, vesting, legal descriptions, and other relevant data and verify the accuracy of the documents

• Ensure timely delivery of complete loan package to the assigned Documentation Specialist

• Communicates with attorney and documentation specialist on document preparation and title work

• Assists with the handling of member inquiries and ensures appropriate and timely resolution

• Ensure all internal systems are updated correctly reflecting accurate borrower / loan information

• Ensure collateral items are accurate

• Organize electronic files according to Sageworks/Synergy standards

• Validate all information in Sageworks is correct before integration with Laser Pro

• Understand loan origination system and requirements to close loan

• Responsible to create internal construction spreadsheet and ensure its accurate and balances with builders’ contract/information and cost budget

• Submit preliminary closing package for compliance review

• Coordinate closing with escrow company

• Prepare, balance and review settlement statement from escrow company

• Completes quality control of final closing package from all closers prior to submitting to Sales Officer for approval

• Prepare / review closing instruction letter

• Review executed loan documents for completeness and accuracy R2/2023

• Collaborate with Portfolio Manager to prepare necessary documents for post-closing loan modifications or

renewals

• Assist Collateral Tracking Specialist with non-financial ticklers including UCC-1 fixture filings, filed DOT, Subordinations, Leases and final title policies

• Ensures all items are filed with centralized documentation system (Synergy)

• Ensures all loan packages are complete and ready for vault

• Ensure all closing conditions are met

• Manage loan funding/disbursement

• Assists in handling escalated or complex requests or challenges

• Other duties as assigned

Required Qualifications

High school diploma or GED., 7-10 years’ experience in commercial and SBA lending along with compliance and

documentation regulations. Expert in LaserPro for commercial documentation. Professional written, verbal

communication, problem solving, and interpersonal skills, along with the ability to produce quality work within

tight time frames while managing multiple assignments. Ability to work on core processing systems

(Symitar/Silverlake) and department specific processing systems (Sageworks / Laser Pro). Knowledge of

Microsoft Office and JHA. Strong work ethic, the ability to prioritize and adapt to changing deadlines, advanced

interpersonal skills, excellent communication, and the desire to work as a team to support the overall success

of the credit union. Strong knowledge base about conventional policies and procedures.

Preferred Qualifications

Bachelor’s degree or relevant industry certification
